Looking at a house but not quite ready to commit? Our Pre-Offer Evaluation provides you with a valuable opportunity to get a professional, preliminary assessment before you place a bid.
This process is designed to help you, the buyer, feel more prepared and confident as you consider making an offer. We will accompany you during your walkthrough of the potential property and discuss our overall impressions with you in real-time.
This evaluation can give you a crucial sense of what to potentially expect during the actual, more detailed home inspection process, which we still strongly recommend conducting after your offer has been accepted (often at a reduced price). Gain valuable insights upfront and make a more informed decision if you shall go under contract. (This is not in lieu of a home inspection)

We all need access to clean water in order to maintain good health, and that’s why you should have your prospective home’s water supply tested before you commit to a purchase. We’ll collect water samples from both the tap and well to test for coliform bacteria, heavy metals, and other dangerous contaminants.
This radioactive gas may initially form underground, but it doesn’t remain underground forever. Radon can eventually escape from underground pockets, rising into the atmosphere—or in a worst-case scenario, penetrating the underlying structure of homes along the way. Radon is strongly linked to an increased risk of lung cancer, and it’s important to have a home tested by a qualified professional due to radon’s invisible and odorless properties.
This involves collecting samples of either airborne particles using a spore trap or surface samples using lift tape.
These collected samples are then sent to an independent laboratory for professional analysis. The lab results will identify the species of mold present, if any, and provide an indication of the mold spore concentration.
It's important to note that while our home inspection includes a visual assessment for signs of potential mold growth, we do not conduct specific, dedicated mold inspections. Our mold sampling service provides a valuable additional layer of information regarding potential mold presence within the property.
A sewer scope inspection (also known as a sewer camera inspection) provides a visual inspection of your main sewer line using a specialized camera. This allows us to see the interior condition of your pipes, revealing potential problems that a standard home inspection might miss. We insert a waterproof camera into the main cleanout, which could access either the public sewer main or the lateral line to a private septic system. The camera travels through the sewer line, transmitting a live video feed of the pipe's interior.
